Sakura Residence is the RPP place photodrm mentioned...it is a decent enough place.  The Hotel New Yokosuka serviced apartments are a little nicer (in my opinion) as long as you get the newer building.

I sign my lease next week. We have a dog and it was hard finding a nice place that would accept a pet. We did something different, we found houses we liked regardless if the listing said pet accepted, we then contacted the agent and asked if the landlord would consider a pet. We had about a 50-50 return on landlords who's listing said NO to pets who would consider a pet.

The house we chose was listed as NO pets but has been empty since May, the agent talked to the landlord and he agreed to accept our pet. The only condition was we agree to pay a 40000 yen sanitation fee when we leave, in exchange for this we only put one month rent as a deposit, not two months which is standard with a pet. Coming from the UK and having to pay over $1,500 to have our house professionally cleaned per the lease due to having a pet this is a deal.

Mabori Kaigan is a popular community of newer homes located along the seaside.  It's a very popular area for the military because the homes are built to western standards, and it's relatively close to the base (about 20 minutes).  The area around Kenritsu Daigaku Station is also very popular.  It's close to many home stores and Japanese supermarkets. 

But, if you want to get away from "American society," I recommend heading further north, towards Yokohama.  We're in an area called Nokendai and there aren't any other "gaijins" in our neighborhood.  We're very close to 4 different grocery store chains, including Costco.  Nokendai is also half way point between the main base and Minato Mirai (popular location in Yokohama).  It takes about 25 minutes to go to either location.  The only negative thing about Nokendai is that it's kinda hilly.....but, on the flip-side, your legs will stay in shape! 

To me, it was very important to be w/in walking distance to a train station.  Public transportation is great here and very convenient.  If you like to explore, then try to be w/in 5 - 10 minutes of a train station.  I don't really care for taking the bus.  It takes way too long w/ traffic, and I find it to be a lot more expensive than taking the train. 

When you get here, try to see as many homes as you can in different locations so you get an idea of where you want to live.  Location, location, location.  It makes a big difference.  Keep in mind what your commute might be like.  Traveling 10 miles here is not like traveling 10 miles in the states. 


The area around Kanazawa Bunko Station is also very nice (one stop from Nokendai).  There are many restaurants in that area.  It takes about 15 - 20 minutes to get there in traffic.  Plus, this area isn't as hilly, so it's easier to get around by bike or walking.

I guess how are the apartments? the tour makes them seem pretty nice however all tours do. I want to be able to live somewhere that is accessible to locations to go out and enjoy the nightlife as I'm only 21. What are you opionions regarding the accessibility to nightlife and general environment. Also I tried doing some research online and was not able to find too much about yokohama. Is there any good resources available out there on Yokohama?

They are very nice, more expensive than the same type of place in the US. If you like I can e-mail you pics of my place...As far as the nightlife goes, there's nothing around the RPP..only down in the Honch by the base. It's not difficult to get to down there from the RPP. I haven't been to Roppongi or Shibuya in Tokyo but I've heard it's jumping pretty good down there. Not sure about Yokohama's nightlife.

I live in the Nokendei section of Yokohama (Yokohama South). I commute by train because it is immensly faster/less expencive/easier than driving.

1) Nokendei is the southern end of Yokohama, and is about 1/3~1/2 the distance from Yokosuka to Tokyo proper. It's not at one of the major train stops that the express trains stop at, so I have to take a local train to the next stop and transfer to an express line, not that just staying on the local train wouldn't get me there in decent enough time.

2) Talk to a local housing agent. There are a lot just off base, and they will bend over backward to help you.

Huebner: Hey there neighbor! I didn't know we had any other gaijin up in this neck of the woods! Where are you located in Nokendai? Near Ito Yokado or on the other side of 16?

Gian: I haven't heard of anyone being able to work utilities into the deal, but I do know of people that have worked cable tv or an extra parking spot. It never hurts to ask your rental agent. They'll contact the owner and ask for you. We requested an extra parking spot for our place and the owner agreed. It was written up in our lease that the 2nd parking spot would be paid for by the owner.

Andy: You probably won't find a rental agent in the Yokosuka area that will have homes to show you in Yokohama. You will need to find a rental agency in Yokohama....and, you'll probably run into a language barrier. Most of the rental agents in Yokosuka cater to the base people, so they speak English and have homes for rent near the base. My advise would be to head up to Yokohama and look for rental agencies.....usually they post pictures of rental homes on the outside window. Take a look at the floor plans and if you see s/thing you like, go inside and ask to see it. If you need to, you can always have the base housing people talk to the agent. Keep in mind that homes in Yokohama will not have been through the base inspection, so that will need to be done before you can sign a lease. This will need to be explained to the rental agents in Yokohama, but again, you can have the base housing people explain that over the phone. I know of several people that live in Yokohama and they love it! Depending on where you live in Yokohama, it'll take anywhere from 30 minutes to 1 hour to get to Yokosuka Chuo.

Quick Question,

I'm the new guy here and getting ready to PCS back to Okinawa. I've been gone for about 3 years and have noticed a lot of changes.

My question today is:
What is the current grade a single service member is authorized off post housing?

When i left they were throwing E-6's and up out of the barracks at Torii. If you are able to provide a good POC for me to contact for the info, I would be very greatful.

We are still in the states and due to fly over mid-July... We really want to find a house off base to rent. My husband's ship is underway currently, and our fear is that after the orientation class, he will be flown out and I will be doing the house hunting with our 3 kids in tow! If this is the case, it would be AWESOME to have an idea of an area, and as much legwork as I can do now to prepare....

The area that Yoko-girl spoke of sounds interesting... Our daughter does ice skating and my husband plays on the adult hockey league here (not that he will have much time to do that being on the ship...) and I believe the closest rink is in Yokohama, so to live between Yokosuka and there would be a plus...

Also, he is considering trying to take the train to work versus a car.... Do people do this usually or mainly drive cars? Is it practical with the weather?

My husband commutes by train most days. We only have one car and he leaves it at home in case I need it. We live in Hayama, about a mile from the train station. He catches a bus around the corner from our house in the mornings to the train station. When looking at off base houses be sure to know how far they are from a train station or if there is a bus stop nearby. I love the Hayama, Zushi area. They have some great beaches. It is also a very short train ride to Yokosuka. It is also a short drive to Ikego where my kids do activities and they have a mini mart. I usually only go to Yokosuka once a week to check our mail and go to the commissary.

NCornish4, It is possible, even probable that you will be doing the house hunting on your own. We got here last July and that is what happened to me. Don't expect that your husband will even be given a week to do Orientation. It depends on the ship's schedule and when they are flying people out to the ship. Make sure you have Power of Attorney!

Saying that...YOU CAN DO THIS!!! The housing office is very helpful and all of the agents I worked with were nice. Don't be afraid to go into every rental office and ask about houses. It might take some time, but you can find one that fits your needs.

@ NCornish4, I recently just moved to Yokosuka with my husband in Feb! Do you know which base you are supposed to be stationed too? I live off base and it really does force you to go out and see Japan which is really nice compared to on base living. My husband didn't go house hunting with me, I went and looked for houses and when I found one he liked I set up an appt for him to look at it later. But I didn't look at any houses that housing had. I went to the agencies right outside of base and found a brand new house! At first, my husband took the train to work, but now he is taking the car. It's not that bad to take the train it's really easy, but it when it does rain just make sure to bring an umbrella!

@ okjapan - Thanks for the perspective, your set-up is pretty much what my hubby has in mind i believe, get one car then he can use public transit to and from work... I have heard that area is nice, how are the activities at Ikego? If we lived out that way my daughter might go to the Elementary school there instead of at the main base, have you heard anything about it? I also have a 4yo and a 1yo daughters who I'd be looking for things to do with.... Thanks again!

@Morgan - We will be officially at Yokosuka (where my dh's ship is), and yes the info helps! Thank you!! We will be checking out the agencies right outside the base for sure.... Someone posted a list of the English speaking agents and I printed it, so will be checking out some stuff online too on their websites, though Im sure the selection will be different once we get there in a month...

@Ncornish4 - No worries all the housing agent here are friendly and you can talk to them in English! just tell them what you want for a house and they will look around for you. Take your time for to do your house hunting! I'm pretty sure you will find your perfect house for your family. Just some helpful hints it will be a good idea if you can find a house close to the base, it will be more convenient for your family if you need health care because Naval Hospital is inside the base , or if you don't want to leave close to the base at least get a house close to train station.

Taking the train is very convenient around here.  My husband and I each have our own car, but I find myself taking the train far more than driving my car.  We decided early on that we wanted a place close to the train station.  Our home is only 5 minutes from Nokendai Station.  About 3 times a week, I take the train down to the base.  It takes about 12 - 14 minutes by train and 25 - 30 minutes by car.  After my husband gets off from work, we run our errands around the base, and commute home together.  This is our time to talk about the day.

Personally, I find it more relaxing to hop on a train where I can listen to my music or take a quick power nap.  If I drive, I end up white-knuckling it all the way to the base because there are so many delivery trucks, cars, pedestrians, and bicyclists to watch out for on Rt. 16.  My husband doesn't mind the commute, but he leaves pretty early in the morning, so he doesn't hit that much traffic.  It's a personal choice.  Some people love their cars, and others would rather take the less stressful route by train. 

You won't find a lot of Americans up in this area.  If you want to go to Yokohama or Tokyo, then it's in a great location.  It only takes 18 minutes by train to get to Yokohama Station.  We're also closer to Haneda and Narita Airport. 

It just depends on what you're looking for.  If you want the night life or city life, then Kanazawa-Bunko / Nokendai are great, as it doesn't take long to get to Yokohama or Tokyo from here.  If you want the beach, then Zushi and Kamakura might be for you (but watch out for heavy traffic in those areas!).  If you want to be closer to the base and have at least some military families around for your kids to play with, then I suggest the Mabori-Kaigan area......there are lots of restaurants, shops, and grocery stores in this area as well. 

Try to explore different areas when you get here.  Remember, most rental agents off base cater to one particular area.  You may have to visit several agents to find an area where you want live.  I suggest printing out a map of Yokosuka and "pinning" the areas you've been to so you can get a better idea of where you might want to be.

What an awesome thread. I have orders to the GW, arriving in Oct. My wife/kids won't be joining me until the end of December, this allows us to a) finish the majority of the quarantine time for our dogs and b) limit the amount of school the kids miss due to moving.
We were leaning towards base housing until I read this thread. A couple of questions I didn't see answered already. If living off base, would my children go to DOD schools still, or Japanese schools? (My kids are 8 and 6 yrs old.) If DOD, would they be bussed, or would it be our problem getting them to school/home daily? Since I am going to be on the ship and expect alot of underway time, I'd prefer not giving my wife that kind of headache.
Cars. How hard is it to get a decent car? We are selling both our cars before moving to Japan (they are not worth the hassle of keeping) and will be carless when I arrive. I hope to get the international drivers license and a decent car before the family arrives.
Again....AWESOME thread. The dollar amounts some have mentioned are a bit daunting...but we'll make do.

Your kids will be bussed onto base. Expect it to be early, schools start at 730!

Getting a car will be no problem. You have to go through AOB/ICR before taking your drivers test, then you can get your license and then a car. Most of what I see on base in the car lot are around $2500. You may have read bad things about the car lot on base but it just depends. I bought a van there last July and have been happy with it. Not bad for a 12 year old car.

Thanks for the info Dana. I have indeed read a few horror stories about the onbase car lot, but most used car dealerships have their share of stories...so I'm not overly concerned about that. Isn't that AOB/ICR thing part of the indoc for the ship? Soo much stuff to consider moving overseas lol.

  off base kids are bussed in but the buses only stop at certain places/neighborhoods.  Housing can tell you how to find out where the bus stops are.  This may impact where you look.  If your kids are the only kids in the neighborhood, there may not be a bus stop for them. 

Your kids would be zoned Sullivan's elementary, Yokosuka Middle School, and Kinnick High school.

Schools on Yokosuka get out at 2pm for Sullivans, 2:10 for Yokosuka Middle and 2:20 for Kinnick High. They do have a teen center it is now split into preteen and teens. My daughter who is now 15 rides the train to Ikego from main base by herself or with friends to visit other friends. I'm sure it depends on your child. I know I have seen Japanese kids as young as 5 or 6 on the trains by themselves.

My son has trained it on his own back up to Ikego since he was 12 with no problems. There is also the work-to-home bus they can get on at the hospital - the latest one is 6:15PM.  They can also sign up for the after school activity bus (high school) but they have to go to the main office of the high school to sign up for it.
